Circulo Verde Model Units

Yesterday, I went to check out the model units at Circulo Verde, a 12-hectare master-planned development by Ortigas designed to bring the essence and charm of a small town into the spirit of the big city.

The concept behind Circulo Verde is that residents will always be within walking distance from an open space, whether it be a park or river access.

And despite being surrounded by the beauty of nature, residents will also find modern conveniences within the neighborhood.

I’m actually not concerned about how pretty the development will look like or the amenities offered; all I want is a well-lit place of my own that’s safe and easy to access through public transport. The problem with Circulo Verde is that it’s a bit far from the nearest MRT station (Santolan) and to get to C5, you’ll have to take a tricycle. What I do love about Circulo Verde is that each room is spacious, well-designed, and come with easy payment terms. I took a look at the one-bedroom flat and one-bedroom loft units yesterday and I’m very impressed with what they’ve got.

Balikbayans and Philippine Real Estate Ownership

The Philippine real estate market is being kept afloat by OFWs and Filipinos abroad, but can natural-born Filipinos who lost their citizenship, or balikbayans, own real estate property in the Philippines?

The Philipipne Law says yes, but there are several limitations to this:

1) The land may be acquired through donation, sale, tax sale, execution sale, or foreclosure.
2) The land can only be used for residential or business purposes.
3) If the land will be used for residential purposes, one can only own 1,000 sq meters maximum of urban land, or 1 hectare of rural land.
4) If the land will be used for business purposes, one can only own 5,000 sq meters maximum of urban land or 3 hectares of rural land.
5) A maximum of two lots that do not exceed the maximum limit in the total combined areas is allowed. The lots must be located in different municipalities or cities.
6) Either urban or rural lots can be acquired – not both.
7) For married former Filipinos, either one or both spouses may avail of this within the limitations above. This means that if both avail of property, the total area acquired by the couple must not exceed the maximum.
8) Transfeeres who already own urban or rural property for business or other purposes are entitled to be a transferee, so long as when added to those already owned, the property must not exceed the maximum.

Dual citizenship holders, however, are allowed full rights of real estate possession in the Philippines.

Luxury Houses in the Philippines is a Strong Market

The world financial crisis is expected to affect the Philippines in 2009 but despite the recession, luxury housing remains a strong market in the Philippines. The demand for high-end properties within Metro Manila, its suburbs, and the provinces stays strong and resilient. This is because property values in the luxury segment of real estate are very limited. Although there have been new projects launched in 2008 to take advantage of the market, the supply is still not enough to satisfy demand.

One of the newer projects is the Raffles Residences in Makati. This development by Kingdom Hotel Investments is worth US $153 million and includes a 30-suite Raffles Hotel, a 300-room Fairmont Hotel, and 200 luxury apartments. It’s still in pre-construction, but already the Raffles Residences reached a record high for sales.

Now is the best time to invest in luxury housing in the Philippines because the property values will start leveling mid-2009. Remember that property transactions take a lot of time to pull through, and it would be a good idea to start doing research on great buys in the market.

Feng Shui: Home Tips for the Year of the Ox (2009)

Most people don’t know that in the Chinese calendar, 2009 or the year of the Ox doesn’t start until February 4 – this is the date when the animal sign changes from the rat to the ox. Regardless of what year it is, all of us have to be aware of three locations in the house – the tai sui (north east), the wu wang (north), and the sam sart (east). These locations are usually occupied by harmful qi, and any disturbances in these areas brings bad luck to those who live in the house. Disturbances means any vibrations in the walls or floors caused by renovation processes like drilling or hammering.

During the year of the ox, the north east will have the strongest negative qi. Do not disturb this area with renovations and do not sit facing the northeast. All business negotiations should be done with you facing away from the northeast; this way, you are making the other party confront the negative energy of the tai sui, which will work to your advantage.

The north will be emanating a lot of strong energy this year. Avoid placing open flames like candles or anything red in color because this will strengthen the energy in this area. To negate the energy, place a traditional 5-element pagoda in this area. Be extra cautious in July 2009 if the main door of your house or your bedroom is located in the North.

As for the East, it can bring injury or sickness when disturbed. Unlike the Northeast, however, you should confront it directly; do not sit with the east behind you.
